Important Announcements for Our HOA Residents:
HOA Fees for 2025
- One Bedroom: $511/mo
- Two Bedroom: $574/mo
Payments - ACH is preferred!
- If paying by check with a coupon, please allow ten days for payment processing.
- ACH payments are recommended for automatic and timely payments. Please see Diana in the office for setup.
Trash Pickup please adhere to the following schedule
- Household Trash & Bulk Pickup: Tuesday
- Household Trash & Recycling: Friday
Important
- Trash should not be placed on the curb before 5:00 a.m. on the day of pickup.
- Bulk items can be placed out after 3:00 p.m. the night before pickup.
- As an alternative you may deposit your trash and bulk in the designated bins next to the Maintenance Sheds by the pool.
- Please spray trash bags with bleach to deter animals.
- Please call the office if you need any assistance.
Clamshell Shutter Cleaning (Payment is required in advance. Please make payments by check to the office.)
- Two Bedroom: $85
- One Bedroom: $50
Patio Cleaning (Payment is required in advance. Please make payments by check to the office.)
- One or Two Bedroom back patio: $75
- One or Two Bedroom front patio: $50
No-Lease / No Rent Reminder
Please remember, our section does not allow leases, including temporary accommodations like Airbnb. Violations will be reported to Delray Beach City Hall and the IRS, and guests will be denied amenities. Fines of $100 per day, up to ten days, may be imposed.
Night Walking Safety
For your safety, wear reflective clothing or carry a light when walking at night. Ensure your pet has a reflective collar as well.
Pet Policy
While our condo documents do not permit pets, service or emotional support animals are allowed. These pets must be leashed at all times when outside, and owners must clean up after them. Only registered service animals are allowed in the clubhouse or pool area. Please ensure your pet's vaccinations are up-to-date.
Signs and Flags
Per our condo documents, political signs, open house signs, and flags are not allowed. Thank you for your cooperation.
Hot Water Heater Replacement and Electrical Connection
When replacing your hot water heater, please have your plumber update the old shut-off valve and electrical connection to prevent future issues. All Plug-in hot water heaters must be upgraded immediately.
Overgrown Landscaping
Please keep landscaping trimmed to prevent pests and maintain a neat appearance. It's termite season, so proactive measures are encouraged.
Laundry Room Etiquette
- Keep it Clean: Only laundry items in the laundry room.
- Report Issues: If washers or dryers aren't working, call Eric at 561-722-4944.
- Follow Fire Codes: Stick to Palm Beach County Fire Department codes to avoid fines.
- Be Considerate: Unload machines promptly and clean up after use.
- Laundry Room Doors
- Always close the laundry room door to prevent pests from entering and causing damage.
- There's a bill changer in the clubhouse for $1, $5, $10, and $20 bills. If the red light is on, call Eric at 561-722-4944 to refill quarters.
In-House Notary
We offer notary services for Section 4 unit owners at $15 for Association business. Please call the office to schedule.
Pool Hours
- Open from dawn to dusk. Please shower before entering and ensure children are accompanied by an adult.
