Notice to Unit Owners – Unit Sale Requirements (Section 4)
All unit sales in High Point of Delray Beach Condominium Association – Section 4 must follow the Association’s required approval process.
Before a sale can be approved, the unit owner must submit the required Intent to Sell, complete the application package, and schedule a Board inspection of the unit. The inspection is a mandatory step in the approval process and must be completed prior to closing.
During the inspection, the unit will be reviewed to confirm compliance with:
- Association Governing Documents
- High Point Section 4 Rules and Regulations
- City of Delray Beach building and permit requirements
The purpose of this process is to protect the building, the common elements, and all unit owners. The Board will make every reasonable effort to assist owners and buyers in completing the requirements as smoothly as possible.
Owners planning to sell should contact the Association in advance to obtain the required forms and instructions.
All forms can be found in the Condo Docs section of this portal.
Year End Message and Notice of Annual Meeting (Monday January 26, 2026)
Dear High Point Section 4 Residents,
As we close out 2025, I want to thank everyone who contributes to our community.
A special thank you to the Community Club and the Landscape Committee. Both are 100% volunteer-led and contribute in a very unselfish way to making our community a great place to live.
This year, the Board stayed focused on the basics: maintaining our buildings and common areas, preparing for hurricane season, managing costs responsibly, and addressing issues that impact the long-term health of the Association. Decisions were made with safety, financial discipline, and compliance as the priorities.
Thank you to the Board of Directors for the time and effort required to serve. I also want to recognize our office staff, Diana, David, and Miguel, for their day-to-day support of the community.
Finally, thank you to our residents for your cooperation and engagement. Maintaining your units and working constructively with the Association makes a real difference for everyone.
Annual Meeting Notice: Our Annual Meeting will be held on Monday, January 26, 2026, at 6:00 PM in the Clubhouse. More details will follow.

New Pool Safety Latches
We’ve installed new safety latches on all pool gates in High Point Section 4.
This was required by our insurance company and adds an important layer of safety for our community.
The latches may take a little getting used to. To open the gate, you will need to push down on the vertical bar, which will release the latch.
Please take a moment to familiarize yourself with the new mechanism and make sure gates fully close behind you each time.

Reminder: Trash and Bulk Item Disposal Guidelines
Dear Residents,
This is a friendly reminder about our community's trash and bulk item disposal procedures to help keep our association clean and running smoothly.
Regular Trash Collection:
Place household trash at the curb only on pickup days: Tuesdays and Fridays
All household garbage must be properly secured in garbage bags
Bulk Items:
Place bulk items at the curb after 3:00 PM on Mondays for Tuesday pickup
Alternatively, you may use the bulk dump area located by the maintenance sheds at any time

Additional Disposal Options:
Three garbage pails are available next to the bulk dump area for household trash disposal on non-pickup days. For example, if you are leaving for a trip and need to dispose of your trash and it is not Monday or Friday.

URGENT: Hurricane Season Preparation, Safety & Evacuation Information
Dear Unit Owners,
As hurricane season intensifies, please take immediate steps to prepare your unit and ensure the safety of our community.
Unit Owner Responsibilities:

- Secure all outdoor personal property (grills, patio furniture, decorations, flowerpots, etc.) to prevent damage or injury during high winds.
- All outdoor items must be moved indoors when a unit is unoccupied for the season.
- If these items are left outside while you're away, the Association may be forced to remove and discard them prior to a storm for community safety. A $100 fine will be assessed if the Association must remove your property.
- Please remember: “Secure” is a relative term — if an item can move or tip during high winds, it must be brought inside. Even heavy objects like grills can become dangerous projectiles.
- Storm shutters must be working, closed, and secured.
- Unit owners are responsible for their shutters. If the Association must close your shutters, a $50 fee will be charged.
Safety Reminders:
- Fill your car up with gas.
- Never walk through floodwater.
- Charge phones, flashlights, and backup batteries.
- Stock up on drinking water, food, medications, and essentials.
- Know where your water and electric shutoff valves are located.
- Stay indoors and away from windows during storms.

Dear Residents,
We want to alert everyone that an unknown individual has been approaching residents in High Point Section 4, asking for money in advance for window washing, repairs, or other services. This person is not affiliated with our Association in any way.

A photo has been provided to help residents avoid contact. The individual appears to be:
· A white male, approximately in his 50s
· Typically wearing casual clothing (T-shirt, shorts, sneakers)
· Rides a bicycle
· Carries an orange Home Depot-style bucket/pail
· Has been seen walking or biking around the community offering unsolicited services
Please do NOT give this person—or anyone else—money upfront for any service.
If you are approached:

Theft in our neighborhood has been significantly reduced with the new outdoor lighting installed.
However, Vehicle Break-Ins in the surrounding areas has increased.
Please lock your vehicles and check them before going to bed each night.
This includes bicycles. Please bring them inside if possible, or lock them securely.
